In 2024, the Ray White Whitsunday Property Management team left Reapit behind for a packaged alternative. What promised savings quickly became a struggle, where the team found themselves in deep water with no support and critical issues piling up. The business knew they needed a platform they could actually rely on – so they returned to Reapit Lettings, regaining stability and restoring confidence across their PM workflows.
Fast forward to today, and Ray White Whitsunday’s 14-strong PM team. Ray White Whitsunday manages over 1000 properties, including commercial properties with a fully integrated Reapit ecosystem. The team now operates with clarity, efficiency and the confidence to keep scaling – no compromises required.
We sat down with Ray White Whitsunday’s Head of Property Management, Bec Jamieson, to hear about their journey, lessons learned and how Reapit is helping them prioritise what matters most: maintaining their reputation as the most trusted agency in the Whitsunday region.
Agency life in the Whitsundays
Approaching twenty years in the industry, Ray White Whitsunday’s reputation precedes them. But when asked about what sets them apart in one of the most diverse real estate regions in Australia, Bec says it’s all about trust. “Having the experience behind us makes a massive difference.”
And that trust goes beyond local knowledge – more than ever, owners rely on Ray White Whitsunday to navigate the complex web of property and tenant legislation. From ensuring every lease meets regulatory standards to keeping up with the latest changes in tenancy laws, Bec knows that having an experienced PM team isn’t just convenient, it’s essential.
For Bec and her team, this is one of the biggest challenges property managers face today. “That seems to be what a lot of clients come to us about, because they have been with another agency, which has not been on top of legislation changes and now requires help to rectify a problem with their investment. This is such a massive thing for us, and it takes a lot of pressure off my team to know that Reapit is always on top of changes as well” she explains.
The appeal of a cheaper alternative
Keeping up with legislation and compliance is only one part of the property management challenge. Running a diverse and fast-moving agency also means making difficult operational decisions. In late 2024, Ray White Whitsunday’s PM team faced one of those choices: switching to a lower-cost software alternative. We had a package offered to us with another third party, promising so much more than they could deliver,” Bec explains.
What seemed like a smart move at the time quickly became a trial by fire, highlighting just how much the team relied on the support and stability they had built with Reapit. “There were a lot of false promises, and pretty much as soon as we went live, the support stopped,” Bec says. “We’d start support chats to try and get help for things not filtering through correctly, and you just never got any help. I think for probably the past year and a half, we've just even stopped asking.”
In a region like the Whitsundays that experiences extreme weather conditions, Bec says that support and having access to the system data at all times are something they heavily rely on. “It’s not great for being in a regional area that has natural disasters. The last cyclone we had meant two weeks with intermittent power, and using generators to operate,” Bec says. “When we were using the other provider, we asked to get a key sheet and so forth, so that we could have a printout to work without power and know where the keys are. We were just ignored until it was almost too late, then hit with a fee to provide our own data report.”
Returning to Reapit
When Bec and her team decided that enough was enough, they got back in contact with their Reapit account manager. “When we were talking about what we were going to move back to, I was like ‘let’s do Reapit, ’” Bec says.
When asked about the part systems play in running a successful agency, Bec makes it clear that it’s an essential piece of the puzzle. “You can not be successful without the right systems, to be honest, when you've always got to be on top of everything. If you don't have that in place and you don't have the reminders, you simply can't operate efficiently, you're going to miss dates, something's going to expire that shouldn't be expiring, which leaves your clients open,” she explains.
Efficiency & control returns to Ray White Whitsunday
Returning to the Reapit ecosystem, Bec knew she wanted to do things differently, and one of the first things she did was enable the native integrations between Reapit PM and Reapit Lettings. Now, her team can speed up the process between application and tenancy by turning approved applications in Reapit Lettings into managed tenancies in Reapit PM with the click of a button. “Our processing time is a lot quicker,” Bec says. “What stands out is when the tenancy goes into Reapit PM, it asks you to double-check the address, which is great because the other third-party programs don't do that, it would just error out, and you would then manually be required to enter all information, thus slowing down the process”, she highlights.
