The last group has just walked out.
You’ve had 20 groups through the property and, on paper, it looks like a pretty good open home.
One buyer asked about settlement dates.
Another wanted a copy of the contract.
Someone spent five minutes measuring a wall.
A few people smiled, said “thanks” and gave you absolutely nothing to work with.
Now you’ve got 20 groups to make sense of.
Who do you call first?
A busy open home feels good.
But the number of people through the door only tells you so much.
The buyer who wandered around for three minutes probably isn’t your first call.
The person who asked about settlement, requested a contract and wanted to know whether the vendor would consider an earlier offer?
You might want to remember them.
That’s why what you capture during an inspection matters.

They’ll probably be happy to hear it.
But what they’ll really want to know is what those buyers thought.
Did anyone seem serious?
What did people say about the price?
Were there any common concerns?
Does anyone want to come back?
Being able to say that several buyers raised the same point, one has requested another inspection and another has asked for the contract gives the vendor something useful to work with.
That information you’ve collected throughout the campaign can help shape that conversation.
